What We Will Do
Goals
- Identify and purchase undervalued multifamily properties with improvement potential, raw land for off-grid development community development, existing commercial properties and office space, and renovate, develop, and provide for tenants a modern, comfortable space - be it office, commercial, or off-grid developments.
- The investment vehicle will operate similar to a REIT where shares invested / total shares (based on total amount invested into REIT), where your ownership represents an ownership share in the properties essentially, with the main goal of the REIT to generate high rates of return on investment, while also providing community good, and providing spaces that offer community value, and alternative living spaces (this is a more down the line plan) (such as off-grid developments with shared agricultural spaces).
Key Points
- Shares acting as Voting Rights: The REIIT (Real Estate Investment and Improvement Trust) will announce projects and feature quarterly on a calendar year an online convention with users voting on projects for the REIIT to acquire and invest in based on their shares owned. Every hundred dollars contributed will result in one voting share.
- A Focus on Developing Improved Spaces: The REIIT will concentrate on properties with single but eventually all multi-family properties with strong rental + renovation potential, and off-grid developments for housing units off the power grid, designed as small sustainable communities with shared gardening shapes, or else larger plots in a more homestead way. The properties would have solar, a water source, and be fully off-grid communities.
- Accessible Entry into the REIIT: With a $200 minimum commitment, we intend to make real estate investing open to a wider audience. Investors in the REITT still hold voting weight, could contribute ideas, etc.
- Distribute Earnings: Once fully funded and operational, we will distribute retained earnings via check, in time bank deposit for larger investors, crypto (Coinbase), or reinvestment.
- No Up Front Commitment: Investor commitments will remain non-binding until the REIT meets its target raise ($200,000), at which case the REIT will be formed.
